Case studies
Commercial / HMO property
The risk: Mixed-use commercial property including shops and offices with student HMOs above.
The solution: The incumbent insurer withdrew because the property comprised student HMOs situated above retail units, leaving the broker with limited alternative markets. We reviewed the risk and confirmed that the HMOs were well maintained, met the relevant HMO criteria and did not permit cooking within individual rooms. Based on these findings, we agreed a rate that was acceptable to both parties.
Large commercial property
The risk: Large commercial property with multiple tenants.
The solution: Given the diverse tenant mix and the potential for a high premium, we assessed the fire separation between the units and worked with the insurer to calculate the estimated maximum loss (EML). This enabled us to demonstrate the extent of the insurer’s potential exposure and agree a competitive rate. Although most insurers had declined the risk because of its size, our detailed assessment allowed us to provide terms and secure the business for the broker.
Retail / holiday let property
The risk: Commercial property with retail units, hospitality risks, and holiday apartments above.
The solution: The holding insurer declined the risk because the Grade II listed property was of traditional timber-frame, lump, and clay construction. Drawing on our local knowledge of Bury St Edmunds, we established that this construction method was appropriate for a property of its age and type and is common throughout the area. We then worked with the broker to agree a suitable rate and excess.
